Two contiguous parcels totaling 3.97+/- acres are available on Sunset Lake Road and Edwards Drive in Holly Springs. Parcels to be sold together for $390,000. Zoned rural residential (RR), the Town's Mixed Residential (MR) Neighborhood Future Land Use designation (see Town's Comprehensive Plan) for these parcels prioritizes residential uses, from single-family to attached dwellings. Given the MR Future Land Use designation, the Seller attempted to rezone the property to accommodate townhomes (see attached proposed site plan change to townhomes). After meeting with Holly Springs Development Services, the Seller learned that the pump station that sewer from these parcels would drain to is at capacity. No timeline was provided by the Town as to when additional capacity would be available. Municipal water and sewer services otherwise would be available to the two parcels. A soil suitability study completed June 2024 for onsite sewage treatment and disposal is provided.
